Following a relationship with the client spanning circa 20 years, APS were appointed initially as Client Advisor to review five potential buildings for the relocation of their London Headquarters. Following the selection of Africa House, APS were appointed as Project Manager, Cost Consultant and Contract Administrator for the CAT B fitting out of the building.

The fit-out was undertaken in four phases, comprising a phase 1 generic cellular office floor with main server room and infrastructure to allow one floor to be occupied early; phase 2 high end fit-out of six upper floors to the agreed specification; phase 3 saw the fit-out of the client areas, new rear entrance doors and the staff café; and finally phase 4 compromising the refurbishment of the Grade II Listed entrance foyer.

The project was procured via a competitive tender for phase 1; followed by a negotiated tender for phases 2 and 3 and a new contractor was appointed under a competitive tender for phase 4.

The main challenges were late client decisions affecting design and procurement, tight budget constraints and a client in partial occupation during the majority of the project.
